What is an Oil Tank Sweep and why do I need one?

An oil tank sweep is a comprehensive visual search and sweep of a residential or commercial property for an underground oil tank. The first step in the process, yet not necessarily needed to complete the sweep, is a visual inspection of the inside of the property where the furnace is/was for any copper fuel distribution lines. Usually the lines are a pair, a feed and return line. Finding these will give us a good idea on where to start our outside sweep by the direction in which they run.

The second and most important step of the oil tank sweep is the physical “sweep” of the property. The technician will walk the property as if he were cutting the lawn in a zig-zag pattern scanning the ground for any underground metal anomalies and vent pipes or fill pipes. If any areas are found they will be documented and marked for an exploratory dig at a later date.


Do you NEED to do a Tank Sweep? No, there is no law that states you need to do one, but it’s the best inspection for your money in most cases. Also, most mortgage lenders want  you do one prior to closing so they know the property is clean and might not be foreclosed upon in the future due to a UST (underground storage tank).

Most oil tank sweeps are conducted by the buyer. As the buyer, you must protect yourself and your investment at all costs. Do not trust an owner that says they have no knowledge of whats on the property. Remember this, if you buy the property with a UST, that now becomes your responsibility financially. If you see records that say there IS or WAS an oil tank, believe that there was at least an oil tank there at one point. Whether it is still there, records won’t always be accurate in that sense. There have been plenty of instances where records show that there was an oil tank on record on a property but no record of it being pulled. That does not mean the tank is still there, it could have been removed without permits by, “Uncle Bob.” By that I mean, one day when no one was around, “Uncle Bob,” came by with a backhoe and pulled the oil tank and filled in the hole.

Now I know your next question, what if the soil is contaminated and how would you know? Here’s the problem, unless you know exactly where that oil tank was, doing soil samples is going to become very costly because you’re going to have a cover a huge area. However, if there is no oil tank on the property currently, regardless of what records say, there’s no reason to spend the money on samples.
